Commercial EPCs in High Demand

We feel this is owing, in part, to news that some Green Deal providers will be opening up to the commercial sector (mainly in the area of small to medium sized businesses) but more so, as a result of this years legislation in April, regarding the marketing of commercial properties.

The legislation states that all non-domestic properties must now have a valid Commercial EPC, on being marketed, as well as accompanying the sale, lease or construction of a commercial property. This now extends to any other relevant party's and Trading Standards Officers currently have the power to require the 'relevant person' (i.e. the seller or landlord), to produce copies of the EPC for inspection and to take copies if necessary. Furthermore, this power is extended to persons acting on behalf of the seller or landlord, for example, estate and letting agents.

Fines for non-compliance are worked out at 12.55 per cent of the rateable value of the property and can range between a minimum of £500 to a maximum of £5,000. This, however, can easily be avoided by simply by booking an EPC for the relevant properties. Once booked they will be legal to market and Trading Standards will be satisfied.
