Record rent highs in three US metro areas as rent exceeds budgets everywhere
SpareRoom publishes its quarterly rental index for Q3 2026, which uniquely tracks roommate rents in shared households in 26 major US metros at the center of America's housing affordability crisis.
NEW YORK, Oct. 21, 2026 /PRNewswire/ -- In the third quarter of 2026, roommates saw monthly rent hit a record high in New York ($1,543), San Francisco Bay Area ($1,380) – also the two most expensive metros in which to live as a roommate – and West Palm Beach ($1,229).
Chicago, where almost five (4.9) people are now competing for every available room and demand is up 46% on last year, saw the highest year-over-year rent rise (+5.3%) across all the metros SpareRoom tracks. Renting in a shared apartment as a roommate here now costs $1,026/month on average.
By contrast, Baltimore saw the biggest year-over-year decrease (-8.2%) and the cheapest average monthly rent can be found in San Antonio ($756) and Houston ($852).
Rents vs budgets
SpareRoom also tracks the amount roommates have to spend on rent and, in all 26 of the metros in its index, average rent was higher than the average budget.
People looking to rent as roommates in the notoriously expensive San Francisco Bay Area have the most realistic budgets, only short by $34 per year. But the situation in New York is especially dire: rents exceed roommates' budgets by a staggering $2,782/year.
In fact, roommates will find themselves short by more than $2,000/year in five metros: New York, Los Angeles, Fort Lauderdale, San Diego and Miami.

The table below shows the top five most expensive places to rent as a roommate. There have been notable changes from the previous quarter (Q2 2026), when San Diego was the second most expensive metro, and Boston was in fifth place, now replaced by Miami. San Francisco Bay Area has moved up from fourth to second position.
