FRANKFURT, Germany, July 29, 2014 /PRNewswire/ --
• One of the largest signings in Frankfurt for 2014
• TRIANON 100 % occupied
Joint venture partners Morgan Stanley Eurozone Office Fund (MSEOF) and Madison International Realty (Madison) are pleased to announce the signing of a major lease agreement at the TRIANON located on Mainzer Landstraße in Frankfurt's Banking District. The German Central Bank (Deutsche Bundesbank) has agreed to take 15,000 square meters (ca. 161,000 sq ft) in the 186-meter tall office tower. The Bank will move in stages to eventually occupy eleven floors, which will make the building fully occupied. With its unique triangular floor plan and inverted roof pyramid, the TRIANON is one of Frankfurt's most iconic buildings.

"This significant lease agreement with Deutsche Bundesbank in a challenging leasing market reinforces that the TRIANON is one of the most sought-after addresses in the Banking District and that our marketing strategy has been successful. We feel very proud that Deutsche Bundesbank will be one of our tenants," says Michael Siefert, Managing Director at Madison. "We are delighted to welcome Deutsche Bundesbank to the TRIANON," says Thomas Hartl, MSEOF Portfolio Manager and Managing Director at Morgan Stanley Real Estate Investing: "The TRIANON combines impressive architecture with first-class facilities and a sustainable overall concept in an excellent location."
The tenant will move in three stages throughout 2015 and 2016. The deal is one of the largest lease agreements in Frankfurt this year. Klaus Mühlbauer, Managing Director of Bilfinger Real Estate Argoneo, TRIANON's asset manager, notes: "The lease agreement is not just good news for the TRIANON with its high quality standard and excellent space efficiency but further increases the value of the micro location on top of Mainzer Landstrasse."
The success further confirms the leasing strategy and its slogan "The Rebirth of an Icon". The property, an integral part of Frankfurt's skyline, has recently undergone an extensive refurbishment, focusing on a complete re-design of the lobby and entrance. In addition to the physical works, concierge services for tenants are now offered. In 2012, the tower was awarded LEED Gold Certification for "Existing Buildings", becoming one of Germany's highest rated properties.
The TRIANON has 47 floors and is Germany's sixth tallest office building, conveniently and centrally located in Frankfurt's Banking District (Mainzer Landstraße 16), with excellent connection to the city centre, the central railway station, the airport and the motorway network. With its impressive roster of tenants, the 66,000 square meter TRIANON (ca. 710,000 sq ft), has become a melting pot for high quality domestic and international firms; truly a "city within a city".
