Hermes, the £30.1 billion manager which is leading the charge for sustainable investment and calling on the industry to follow suit, released the report this week, illustrating how it has integrated its responsible approach across three different levels: corporate, portfolio, and property. Carbon Credentials' advanced data analytics programme enabled the technical performance improvement aspects that form the report's centrepiece.
In the report, Chris Taylor, Chief Executive Officer, Hermes Real Estate, states: "By integrating responsibility in our investment process we act in the long term interest of our clients while striving to improve the economy, communities and the environment they invest in."
To ensure the success of Hermes' ambitious RPI programme, Carbon Credentials used its industry-leading expertise in the collation, validation and reporting of sustainability performance data and property characteristics. Additionally, the firm's independent assurance team ensured that all greenhouse gas emissions and energy data in the report passed ISO 14064-3 greenhouse gas verification.
Throughout the programme, Hermes has relied heavily on the need for visibility of performance to move upward through management. This is where Carbon Credentials' advanced capabilities in ensuring that policy and strategy is clearly articulated - in this case to the property managers - were brought into effect.
Sam Carson, Director of Sustainability Innovation, Carbon Credentials, commented: "Fund and asset managers must have access to performance information which is clear and easy to interpret, so that they can make informed decisions. Hermes' Responsible Property Management programme has this information cycle in place, and as we move forward we will continue to refine and improve it - adding more context and greater value insight."
As Hermes continues to acquire new assets into its portfolio, there will be a subsequent impact on the absolute emissions. "However," says Carson, "the track record of the effect of the RPI programme clearly shows that these acquisitions are an opportunity to improve the management and performance of these buildings."
Carbon Credentials will continue to employ its data-driven insights and unique combination of people, processes and technology to support Hermes in the evolution of its RPI Programme .
